Smugglers Rock House has a Caravan and Motorhome Club CL licence which enables us to have 5 touring caravans/motorhomes on our one acre field adjacent to the house. Each of the pitches has access to 16A electric hook-up, fresh water tap and grey water disposal on each pitch, and a toilet emptying facility. Please note we have a robot mower on the site, so young children should be supervised at all times. Electric bikes can be charged on the pitch FOC, but the hook-ups must not be used for charging electric cars (as this could cause damage)

We have an EV charge point which can be used and electricity is charged at cost (must be requested at time of booking)

The site is for Caravan and Motorhome Club members only

The site is slightly sloping and the pitches are well spaced and have long distance views towards Ravenscar village and the sea. Access to the site is through the house car park

Wi-Fi - We have improved our wi-fi and now provide high speed fibre at a speed of up to 75mbps on all pitches, at a cost of £1 per night per pitch for unlimited devices. 

Smugglers Rock CL is an ideal place to stay for a relaxing holiday or as a base for exploring the lovely towns and villages on this stunning part of the coast but still being surrounded by the Yorkshire countryside. There are many wonderful walks close by including the Cleveland Way, the Lyke Wake Walk, as well as Moors to Coast cycleway. We have access to the beach only 2 1/2 miles away from the site (down 100+ steps!) and it is a lovely walk to Robin Hood's Bay along the beach.

FAQs

  • Can I get my shopping delivered? ​

Tesco, Sainsburys and Morrisons deliver to us from Scarborough and Asda deliver from Middlesbrough. Use the postcode YO13 0ER and state that you are on the CL. Please ensure you will be here to accept the delivery

  • What is your wi-fi like? 

Even though we are in the middle of the countryside, we are lucky enough to have a BT fibre cabinet outside :) We therefore have super fast wi-fi of around 78mpbs and there is coverage throughout the CL field

  • Can I use a BBQ on site?​

You can use a BBQ on the field, but please ensure no damage is caused to the grass​ by keeping the BBQ off the ground. 

  • Can I charge my electric bicycle/car on site?

Electric bikes can be charged via the hook-up on your pitch.​ Electric vehicles must not be connected to your hook-up, but we have a type 2 charging point which can be used and charged at cost. This facility must be requested at time of booking

  • Site open and prices valid from 12th April-5th October 2024

  • There is a minimum stay of 3 nights, except July, August and September when the minimum stay is 5 nights (unless we have gaps between bookings for fewer nights which will show on the availability calendar)

  • One night stays (subject to availability) are charged at £30 

Unfortunately we have to impose the minimum length of stay, but we feel this benefits everyone by not blocking up weekends with short stays.
However last minute we will accept any length of stay - please telephone to check availability for shorter stays (and leave a message. We will call you back ASAP)
 

  • All groundsheets (including breathable ones) must be lifted on alternate days to protect the grass

  • Internal annexes should also be lifted daily. Sorry, but pup tents and drive away awnings with fixed groundsheets are not allowed on site

  • Pull out awnings (without sides or ground sheets are allowed free of charge)

  • Sorry but we do not accept motorhomes over 7.5m in length or 4.5t in weight

  • Arrival time is no earlier than 12 noon, and departure time is no later than 11 am (if you wish to stay beyond this time, we recommend that you book and pay for another night)

  • A maximum of 2 dogs are allowed but must be tied up at all times on the site and must not be allowed to foul the field. This is now particularly important as we have a robot mower working on the site. Please ensure that your dog cannot enter the mowing area

  • Electric cars must not be plugged into the site hook-ups (electric bikes can be charged FOC from your hook-up through your van/MH) 

  • We include within our pitch fee electricity via 16A hook-ups for 'reasonable use' inside caravans or motorhomes. We do not permit charging of electric cars or using electricity to heat awnings or other equipment outside the caravan or motorhome as we believe this is not reasonable use. Likewise, we only permit one electrical connection per outfit and do not allow electrical splitters. For economy and fire safety, switch heaters off unless you are on site

  • We are on a borehole and our water is filtered for drinking etc. so please do not use hosepipes or buckets for washing cars or caravans


Booking Conditions - Advance bookings recommended. Bookings should be made online, or by leaving a telephone message. A non-refundable deposit of 40% of the total booking will be taken at time of booking and any remaining balance will be automatically taken 28 days before arrival date. In the event of cancellation for any reason, we will allow a transfer of monies paid to a future stay only for any nights that we are able to re-let. Please understand that it is your responsibility to accept the possible loss of monies paid, not ours, if you need to cancel and we cannot re-let. This is why we strongly recommend that you take out travel insurance. By making a booking it is understood that you have read and agreed to our booking terms and conditions

We strongly advise you to take out holiday cancellation insurance to cover you for any eventuality

ANY AMENDMENTS ADDED AFTER BOOKING IE. ADDITION OF AWNING, WI-FI, ETC MUST BE PAID ON DAY OF ARRIVAL (min. of £20 for card payments)

The payment of a deposit by you shows a genuine commitment to the booking. 

Please note if the online booking diary shows no availability for your preferred dates, please telephone us on 01723 870044 to check as we can often fit new bookings around existing ones. (The 'phone is not manned most of the time so please leave a message and we will get straight back to you).
