SMUGGLERS ROCK COTTAGES

A non-refundable 30% deposit is payable on booking with the balance payable eight weeks prior to the commencement of the letting period booked. The deposit is returnable if the booking is not accepted. A confirmation of your booking will be issued upon receipt and full directions will be sent upon receipt of the full payment.

If we should need to cancel the booking we will refund in full all monies paid to us by you.  Responsibility and financial liability of Smugglers Rock shall be limited to the return of monies received in the event of accommodation booked in good faith not being available owing to circumstances beyond our control.

Should you need to cancel with less than eight weeks to the date of the booking then you will be bound by this agreement to pay us in full for that booking.  Payment must be made whether or not you have at the time of cancellation paid in full for the booking.

We strongly advise you to take out holiday cancellation insurance to cover you for any eventuality including having to cancel due to having COVID or being told to isolate. Therefore it is your responsibility and not ours to make sure you are adequately covered.

However if your booking has to be cancelled because of a UK Government lockdown as a result of the Covid- 19 pandemic, you may choose to :

1. transfer your booking to a later date free of any administration charges, subject to availability - you will have to pay any difference in price if the cost of the new booking is higher or be reimbursed the difference if the cost of the new booking is lower;

2. have a credit with a redemption value equal to the amount previously paid by you for the booking, for any future booking with no expiry date, or

3. obtain a refund of the amount already paid by you for the booking, less any administrative costs which we

incur in processing your refund.

Accommodation will be available to you from 4.00pm pm the start date of the booking.  If you intend arriving later than 8.00pm, please advise us if possible (by text or e-mail). Smugglers Rock accepts no liability for any claim arising out of delayed arrival to the holiday property, or cancellation of the holiday by the holidaymakers due to adverse weather conditions that prevent travel to the holiday property, temporarily or at all.

Accommodation must be vacated by 10am on your day of departure; this allows for cleaning and maintenance to take place. Smugglers Rock will provide the accommodation to a high level of cleanliness, and we ask that the cottage is left in the same clean and tidy condition as you found it.  

If any problems are found with any appliance or fixture or fitting, we would ask that they are reported to us as soon as possible in order for us to try and rectify it as soon as possible. You undertake to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as the same are in at the commencement of the letting and shall report and pay to the owners the value of any part of the premises, furniture, fittings and effects so destroyed or damaged as to be incapable of being restored to its former condition.

Unlike other large holiday lets, we do not charge a security deposit, but any damage caused will be charged to you.

Only the number of guests stated at the time of booking will be allowed to stay in the property, unless otherwise agreed prior to arrival by the owners. Please note that the maximum capacity for each property is four people plus a baby, and should not be exceeded at any time, as this would put us in breach of our fire risk assessment and would invalidate our insurance. Smugglers Rock reserves the right to refuse entry to any additional persons or to the entire party if this condition is not observed. We would appreciate prior notification if you want day visitors to the property

Smoking/vaping is not permitted in the cottages

Electric vehicles must only be charged using one of the EV charging points in the car park (the EV point should be requested at the time of booking and electricity is charged as per the meter). You will need to bring your own charging lead. Under no circumstances must electric vehicles be charged directly from the cottage

Smugglers Rock is not to be held responsible for the loss of any valuables or property left on or around the premises at any time.  All guests, their families, friends and any visitors must ensure that they take all reasonable steps to ensure their own safety and that of others whilst on the property. The owners will not accept responsibility for any injury or loss caused whilst in or around the property.
